Legal Question in Landlord & Tenant Law in Florida

I have been a tenant in an office building for my business for over 20YRS. This month our landlord told us we now need to pay for all our internal employees to park at work. This is over a $3000 expense for me and in addition, he wants us to pay for every visitor a fee of $100 for 200 visitors. I have a temporary staffing co and see 600-700pp a month and will be a competitive disadvantage if I charge applicants to come in and fill out job applications when they can go to the other 1300 competitors in South Florida and do it for free. If I pay for this, it means I pay for people to come to apply for jobs and if we don't hire them we pay anyway. In the lease it states that the landlord can do this and after we signed our new lease 2 yrs ago, we weren't told that this was a possibility. I will be setting my once prosperous business up for financial hardship and am contemplating just picking up and leaving to another space. THIS ISNT FAIR TO ME AS WELL AS THE JOBSEEKERS WHO ARE MAKING MINIMUM WAGE.......

If it is in the lease, it was a possibility. Can you terminate the lease?

Your lease agreement controls. You need to have it reviewed by an attorney. If it is in the lease, you may be stuck with it.

It could be that the cost of breaking the lease may be more beneficial to you in view of the extreme expense that you would have to pay. Check with a commercial attorney to see what your options are.
