If an invalid lien that is attached to a second mortgage is no longer collectible under the 5 year time limit, how can you remove the lien?

it is not removable without a quiet title action. if truly unenforceable by virtue of 5 years from last payment expiring than anyone doing a title search should be able to figure that out. seek some legal advice.
