Legal Question in Real Estate Law in Florida

Hello, I have a few questions and concern about my lease.

I signed a year lease and have 6 months left with another person.

Both my name and her name are on the lease. Now I am not getting along with

my current roommate. I was told by the realtor that the landlord prefers someone who would pay the 6 months in advance in order for me to be able to transfer the lease.

However after reviewing the contract on the assignment and subleasing section it states "Unless this box is checked, tenant may not assign the Lease or sublease all or any part of the Premise without first obtaining Landlord's written approval and consent to the assignment or sublease." The box hasn't been checked which means I could sublease my lease. 1) What are the procedures in subleasing my room? 2) Could I legally sublease my room? 3)Does my roomate who signned the lease with me has a say on who can be the sublease?

without seeing the entire lease it is impossible to answer this inquiry and really wont get you the answer you want. the reading of that line for me is that you MAY NOT assign the lease without approval and consent. If the box is checked you would seem to be able to assign the lease, but without seeing the lease there is no way to know how that can be accomplished.
