Legal Question in Real Estate Law in Florida

A renter of mine claims the mower guy damaged his car with "rocks" throw by his weed wacking. I hired the mower guy to cut and trim the grass where my renter lives. Isn't this a problem between the mower guy and rentor?

I agree with Mr. Slater. This issue is between the tenant and the lawn guy, if he is an independent contractor (which you suggest). If he is an EMPLOYEE of yours things could be a little different.

One suggestion is that when hiring independent contractors to do work (especially on your investment/rental property) ask if they are insured, bonded, and where applicable licensed. These criteria could save you in the future. Especially if someone is injured by their actions, or they themselves were to get injured on the property.

You are the principal and your mower guy is your agent. You could be responsible for his negligence. Why not involve the mower guy in the discussion. Simply saying it isn't your problem may end up embroiling you in the matter anyway.
