Legal Question in Real Estate Law in Florida

Me and my wife live in NY and are in the process of selling our house it's just 3 weeks away. We placed a bid on a house in FL and got the house on a basis that if our house sells we'll buy it as long as it passes inspection. We wanted it done three weeks before we moved so there was no surprises. The people that own it had the power turned off and the central air taken out so nobody would steal it . In order to have the inspection the power and ac have to be on and hooked up. The people that are selling the house don't want to turn on the electric or hook up the ac until we get closer to our moving date so we can have it inspected. We also signed the contract and it gave us only 18 days after it was signed to have it inspected. Can we make them turn the power on and hook up the central air to have it inspected anyway with in the 18 days? We are expected to close on the house in NY on Nov.21 and drive to FL and close on that house on Nov. 25.

Your contract controls. You should have had an attorney assist prior to signing this contract. Now you really should get an attorney involved to review the actual terms of the contract. It sounds like a valid inspection requires the electric and a/c to be available and working, but the contract terms will control.

You cannot have a proper inspection w/o elect. and water.
