Legal Question in Business Law in Georgia

I have a lease agreement with a commercial property. The landlord does not keep the property up as promised, my parking area was sold to the city to make another lane on the street. I get reports from other tenants that the landlord is telling them that I am behind on my rent. And I am yet that is not for him to disclose to others in the building unit. Lights are not available for very 3 months at night therefore my clients will not come to classes which is the time frame when I make money with the training center for disabled veterans. Landlord will not rekey mail box so that we can get our US Mail. He refuses to do anything, What can I do? Help me if you can please!

If the landlord has violated a term or terms of the lease agreement, you would have a breach of contract claim against him. Conversely, if you have failed to pay rent, you have also violated the lease and would be subject to an eviction. In commercial rentals the terms of the lease will dictate. If you pursue your claim, it is probably safe to say that the landlord will evict you.

Regarding your other issue, the landlord is generally not restricted from relaying truthful information to anyone unless the lease restricts it, which would be rare.
