Lein Waivers

The untrustworthy builder of my house has finally agreed, verbally, to fix the drainage and foundation problem months after I took possession. He gave a one year warrantee. I am afraid he will have a subcontractor do the work, not pay him and the latter will demand payment from me and put a lein on my house. How can I ensure this won't happen? Lein waivers appear to be connected with a payment figure, but I am not paying (hopefully). Of course the builder was paid by the construction loan when the house was 'finished'.

There's not much you can do to force the builder to pay but you can ask for a bond (like a security deposit). If a lien is filed, you can pay it and then go after the builder.
