Legal Question in Landlord & Tenant Law in Georgia

I broke a residential lease early. My lease says i am not allowed early termination, however after contacting them and giving them thirty days notice they agreed to allow me to break the lease early. I found a tenant who moved in the same day i vacated so there was no loss of revenue. There is nothing in the lease under early termination penalties. they sent a letter saying they are keeping my entire security deposit due to breaking the lease. None of this was told to me and the lease is not clear. What should i do? also i am being charged for what i believe to be wear and tear from my security deposit. Spot painting of small areas where furniture was against the wall. Thanks!

If the lease is not clear to you, we don't have it at all. Losing your security deposit is probably a fairly small price to pay. Whether the complex benefits by a new tenant usually depends on what other units they have for lease.
