Legal Question in Landlord & Tenant Law in Georgia

Yes, I live in georgia, fannin county to be exact, and My question is about renters rights. I just recently took over paying rent on the property 2 months ago after my dad used the last month's rent and moved out, For the term that we have lived on the property we have been asking our landlord to fix some problems with the property leaks in the roof, bathroom wall out etc, the thing is it is a verbal agreement and we don't technically have a written contract (it was signed when my dad orignally rented the property). I was wondering what my rights were as far as having to pay the rent until its fixed or if there is any action i could take in order to get him to fix the issues.

If you are a month to month tenant, find a new place to lease that does not have these problems.
