Legal Question in Landlord & Tenant Law in Georgia

I live in a mid-luxury apartment near Downtown Atlanta. During my time here, I have experienced three leaks in my apartment. The first was the day I moved in; there was water leaking by the fridge, maintenance removed the drywall. After the incident I became sick and found it was bronchitis which I had no issues with since childhood. After thr second leak, maintenance only dried the area and put spackle over the cracks and said it would dry. After the third leak, the electrical wiring in my pendant was ruined, water by the wood cabinets made the trimming buckle and I experienced a large amount of insects. My owner company is saying I have to pay a fee for leaving because I'm under a contract until September. Is there any way to get out of this contract due to living conditions? Because of all of the leaks I have had, I am very concerned mold might be in my apartment.
