Legal Question in Landlord & Tenant Law in Georgia

We recently signed a lease for a house and the landlord said the house would be ready on June 1st as stated in the lease. Well its june 12th and the house is still unclean and some of her stuff is in it. At this point she has the 1st month rent and deposit. Totaling over 4000$. Are we able to break the lease and get a refund since she is in breach of contract?

"Unclean and some of her stuff is in it" doesn't really tell us what is going on. What is "unclean" and can it be cleaned with a service? The landlord might agree to pay. What "stuff?" Three boxes in a corner? A house full of furniture? You also left out the conversations you have had with the landlord about it.
