Legal Question in Landlord & Tenant Law in Georgia

I'm renting a home in houston county, ga. November 26, 2009 the hot water heater exploded running my gas and water bill up. When i recieved my bill it was 183.00. I'm use to paying about 60.00 a month. i withheld the portion of the bill that belongs to the landlord and sent them my rent money order and a note stating why the rent was minus what i taught they should pay. They cashed the money now i get a letter from them demanding the rest of the rent minus 8.00 for water for that month.

Q: If they accepted the money order and cashed it didn't agree with it? they now say we sent them partical rent and want everything but 8.00 is there anything i can do about this?

That is not the way you handle things like that. You don't just decide to deduct some amount you make up. The landlord also does not have to send you money back when you send a partial payment. You can do now what you did not do then -- handle it responsibly and contact the landlord to discuss it, and provide copies of the bills.
