Legal Question in Real Estate Law in Georgia

I have a contract between me and a ex. We bought a house, I'm the main, he is co signer. We split and drew a contract stating that he has the opportunity to make 12 on time payments on the house, to be able to refinance, and take my name off the house. Failure to do so gives me the opportunity to do the same vice versa. He has breeched the contract and has faild to pay on time, and it's only prolonging the situation. How do I go about taking my opportunity? Do I need a lawyer or go to the police with contract?

You certainly have no business taking the contract to the police. It is not their job to enforce contracts. Get a lawyer to get try to get you out of what was a really bad agreement to begin with. Be ready to refinance, pay your ex off, or both.
