Neighbor cut the roots of a huge tree that is on my property. Roots on his property. Tree is dying. Is he liable for cost to remove, replace? Am I liable if it falls on his home or another neighbors?

He can cut any roots or limbs on his property. You're liable for damages if the tree falls so keep up good insurance. He's not liable for anything.
