Legal Question in Real Estate Law in Georgia

I have power of attorney for my elderly mother. I am presently trying to sell a piece of property to keep from having to file bankruptcy for her and my father. The tenant at this property has just vacated it in good condition, but without having paid $1,350 in back rent. With my mother having mobility issues and moderate dementia, can I to represent her interest in small claims court? Will I need anything other than my signed and notarized power of attorney?

No, unless you ARE a lawyer you can't be her lawyer. In some cases she could ASSIGN the debt to you. Having said all that such debts tend not to be collectable without great effort, and since you also are looking at bankruptcy and sale of assets, and steps you make without counsel may harm your parent's future options, do NOT do anything (sale, bankruptcy, suit) without seeing a lawyer.
