leasing a room in a house

My parents are moving to a different state next year, so my sister (22 years old) and I have the house to ourselves. We are planning on letting my friend live with us next year, and my sister has written a lease for her to sign. Do people who lease out apartments and stuff have licenses that allow them to lease out space? I'm just concerned because if it came down to it, would this written contract hold up in court? Or is it void because neither my sister nor I are licensed leasors? (if there is a license that leasors have) Thanks!

You do not need a license to lease a room in your house. I would recommend having a lawyer look over the lease contract for you before you all sign it - there are some other issues that can come that a properly drafted contract can prevent.
