Signage

The building that I am leasing is being painted, my business sign was removed and damaged. I will be in the space for at least two more months. What is my landlord responsible for?

The landlord's responsibility for the damage to your sign really depends on your lease agreement. Some lease agreements are explicit about signage, and some are not. When the lease is silent on signage or damage caused by the landlord or his agents, the general rule is that the landlord is responsible for maintaining the premises in the condition they were in prior to the tenant's occupation of the premises (including any promises made by the landlord at the time the lease was executed). In short, if your landlord promised to maintain your signage (either in the lease, or verbally), then the landlord must fulfill that obligation.
