Legal Question in Landlord & Tenant Law in Illinois

My tenant is breaking our rental lease 1 month early because the are being relocated to los angeles due to work. Our property is in the city of Chicago. Can we hold them to pay the last month? He said his employer said they can get out of the lease since they did not choose to leave. Can you please help? Thank you.

Does the lease allow the tenant to cancel if relocated? If so, they MAY be right. If NOT, you may be right. You may be able to declare a default, but without seeing the lease no attorney can give you a proper opinion. And then again if you are in Chicago and are covered by the Residential Landlord & Tenant Ordinance, and especially if you are holding a security deposit, you may be at risk for a counterclaim that exceeds your rent claim if you did not handle the deposit properly. Have an attorney review the situation.
