Legal Question in Real Estate Law in Illinois

The construction company who put on my new roof failed to install the intake ventilation as detailed in the contract. They didn�t ask my permission to not install the ventilation. They just didn't do it. I had to tell them that they hadn't done it.

They are refusing to complete the work, saying that the work is substantially done and I have to pay them the full amount and THEN they will do the �warranty� work.

Estimates from other companies to complete the work range from $5,000 to $8,000. The contractor continues to demand the full amount plus interest (about $13,000).

I have offered to pay them the difference, but they are not interested.

They have put a lien on the property and say they are going to send this to a collection agency as a debt.

What should I do?
