You must consult a lawyer as the document/ legal requirement vary from the nature of car parking viz: garage/ covered car park/ earmarked car park etc. Do not blindly accept the builder / builder's lawyer document. It may not protect YOUR interest.

This is essential to avoid disputes for several decades between flat owners/ association about car park.
