Lagal requirements for ending Raan agreement of agricultural land in punjab

We are coming to the end of a seven year raan agreement, when agricultural land was rented out for a sum of money. We understand that the money must be returned to the other party by a set date. However we are having a lot of difficulties in establishing what the precise procedure is to end the agreement. To ensure the other party does not obtain ownership of our property. We are getting alot of conflicting advice from all the friends and relatives. Your assistance as to the exact procedure that needs to be followed according to punjab laws, would be greatly appreciated. Alternatively where proper advice/information can be obtained. With reference to your query, I am sending the following information for your consideration :

I hope that by the term �RAAN� you mean mortgage ( also called �gehanae� in Punjabi language). Normally you can redeem (faaq karwa saktae ho) the land on the payment of the mortgage amount at the end of the stipulated period (like seven years in your case). The person with whom the land is mortgaged becomes the owner of the same only if the land is not redeemed by the owners within a period of 30 years from the date when the payment becomes due. Prior to that period the owner has got every right to claim back the land after the payment of the amount due.

please contact a good lawyer in your area with a sound knowledge and practice of local land laws and tenancy laws. the lawyer will have to go through the papers before answering your queries. unless and until the complete facts of your case are known, it would be difficult to advise on line.
