Do you have the death and legal heirship certificate of your mother and the copy of the will made by your mother? First need to confirm whether probate for such property is necessary. If probate is necessary all legal heirs should be served notice. If probate for such property is not necessary then with the will she can alienate the property and you cannot question it unless you have taken steps now itself.

You have to get in touch with an advocate so that he will take care of all your issues and will represent you in getting your property issues clarified.
