Legal Question in Landlord & Tenant Law in Indiana

We moved into our rental house 12/31/10 and in the first 3 months the basement flooded 4 times. The basement is finished and constitutes 1/2 of the house, including our son's bedroom. After the last flood (in 3/11) our son has been sleeping on the upstairs couch and our possessions are in boxes in the garage. The LL keeps saying he is going to fix the basement but has yet to do so. About 90% of the furniture that was down there is totally ruined (and not covered by our insurance). Since five of the seven months we have lived here we have only occupied half a house (while paying the full rent) can we get out of this lease legally? And is the LL responsible for replacing our damaged property?
