Legal Question in Landlord & Tenant Law in Indiana

My son Clay is 18 and signed a lease. It was him and 2 other girls living there. He paid his first month's lease 2 weeks into it, he decided he couldn't live with the roommates. His landlord said for him to find a new person to sign the lease and he would take him off the new lease. Clay found a girl to take over and she signed the new lease. She paid a deposit and first month's rent. The landlord's son sent Clay a text stating he needed to get his things out ASAP and the new girl was living there. Now they are keeping his deposit and also charging him rent as well and late fees because one of the 2 original girls didn't sign the second lease. What a mess. What are his rights?

This is a Republican state. He is toast. All the rights are in favor of the landlord.
