Legal Question in Real Estate Law in Indiana

I am in a house financed by Beneficial, I am very interested in buying a house at 2915 Chestnut Street in Evansville,Indiana. I feel that I will never get out from under Beneficial, in my opinion they are not trustworthy. I am currently residing at 1118 South Harlan Avenue in Evansville In. The house at 2915 Chestnut is selling for 113,000. The house I am residing in according to Beneficial is the outstanding principal balance of $46,359.42. Interest rate 7.97, Principal $112.16, interest 355.16, total monthly payment $467.32. Is there a way to get out from under Beneficial? The payment on the house at 2915 is 444.00. My name is Cynthia Moore. I can be reached at 812-449-2147 or 812-479-1459. I am hoping you can answer my questions. Thank you and have a blessed day.

You cannot get out from under Beneficial unless you can sell your present house for an amount at least equal to the payoff on your loan.
