Legal Question in Landlord & Tenant Law in Kansas

I am a landlord and was informed by my tenant that the garage door opener I had installed in July is not working. They claim it quit working properly right after it was installed (two months ago) and that the door will randomly go up and down. I arrived with a repair man to look at the door wiring and the door had been bolted from the inside with the opener still operational. At some point the door must have tried to open because the spring and wires are completely broken and you can see the stress on the one side of the door from trying to open while latched. Who is responsible for the repairs?

If what the tenant daid is true, the landlord pays fir repairs. This is like the broken lick on the entrance door scenario that is so common, ir a running faucet. Ciurts treat those like emergencies and security issues. If the landlord doesn't begin repairs thst day, the tenant can neccesary steps to protect themself and their property. For sn entrance door, thst often means bolting ir blockung the doir from the inside. Thst sounfs like whst the tenant did in your scenario. But, uf after unbokting thr garage door, the rep as irman determines thst the door doesn't randomly try to open, the legal question of. Who pays for fixing the door yay change.
