Selling a lot in Louisiana

My wife lived and died in Texas. We have 3 adult children. I inherited an wooded, undivided piece of land in Louisiana from her via a will and Texas Affidavit of Heirship.I never recorded the will in Texas, but the Affidavit of Heirship is recorded. I want to sell the lot. What must I do to legally sell the Louisiana lot?

I still live in Texas but the lot is in Louisiana, so I assume I am looking at Louisiana law.

Open an ancillary probate procedure in Louisiana. It does not sound like you probated the will in Texas and until the Will is probated, her children own the property since if a will is not probated the property is treated as if the deceased person died without one.

Texas has more probate options than Louisiana and it may be easier for you to do probate in TX. We have offices in New Orleans and Austin, if you want our assistance.
