Legal Question in Business Law in Maryland

I am renting a townhouse with four other individuals and am trying to get out of the lease. I have found a replacement and the landlord as written up an addendum for everyone to sign in order to finalize the switch. However my roommates refuse to sign the addendum until the price of rent for the room I am paying for is increased. The rent prices were not part of the lease but something we all agreed upon before signing the lease together and have been following for six months now. Does our agreement of the rent prices constitute a verbal contract and are verbal contracts binding in the state of Maryland?

Verbal contracts are binding in Maryland. However, even if there was a verbal contract, it was between you and your former roommates, NOT your former roommates and the replacement roommate. Your former roommates have no obligation what-so-ever to let you out of the lease. What they are doing is mean and not very friendly-like to you (as it is making it harder for you to find a renter), but it is not against the law.

Best of luck.*****The above is for informational purposes only and does not create an attorney-client privilege.*******
