Legal Question in Real Estate Law in Maryland

Hello........I'm a landlord who owns an lives at the same property..I asked a couple to leave..an since I wanted them GONE asap I offered to store their things..gave them 60 days free..I did have her sign a note that it would be mine after those 60 days in lye of rent..I had his name on it too an he was never back to sign before my friends an I helped her move out..he was actually only here 9 - 10 days of the 2 months they were here..and as I expected they called the 61st day about their things..asked how much storage was going to cost..after hearing $25 a day they said they'd be here in 4 - 5 days..that's been 15 days ago..I called the 6th day to ask when they were coming..no answer..called again the next day..no answer..left a message both days as well..my question now is..since I have no other way to find them..no forwarding address an i don't have any idea where they are..when can I consider their things mine..if at all..is there an amount of time considered abandonment..Thank you for any answer you may have...

Send them an email advising that if they haven't recovered their property by x date, you will consider it abandoned and dispose of it as you see fit. Under the circumstances you present, 10-15 days should be sufficient. You probably already have a legal right to claim abandonment, but written documentation is always best in case of future litigation. I trust you have a valid email address.
