During a title search what permits will they look for? And if a basement had been finished without a permit will that come to light and how?

Building permits would not appear in a title record, since it is not an encumbrance against the property. If someone suspected the lack of a permit for a construction project, they could search the county permit records for the existence or lack thereof of one.
