Legal Question in Construction Law in Massachusetts

Son lives in Massachusetts. Trying to start his own business doing remodeling. He's currently working on an apartment in Boston. After doing a lot of work and being paid for some of his work, he's using his money for materials to finish the job. He's since found that owners are notorious for stiffing people. If it becomes apparent that he's not going to get paid can he remove material that he paid to put in? He's almost done but has a feeling that he won't get paid.

He needs to send and file a notice of contract to begin the process of perfecting a mechanic's lien, WHILE he is doing the work. This is, for whatever reason, notoriously complex, and he should hire a lawyer to do it. ...did I mention I handle mechanic's lien cases?
