Legal Question in Landlord & Tenant Law in Massachusetts

I changed the lock on my apartment door. My lease says that we have to give landlord a key promptly. I just received a letter saying to vacate the apartment because my tenancy is being terminated by October 31st. Can I just call the landlord and give them a key? There is no court date. Should I fight this?

If you are in breach of our lease agreement, albeit a relatively minor breach, it would appear the landlord can pursue an eviction. Did the landlord terminate the tenancy property under the lease agreement and consistent with legal notice requirements? You could simply mail a key to the landlord by FedEx or some other documented delivery service, which may take the wind out of his sails in Court.
