Legal Question in Landlord & Tenant Law in Massachusetts

we are month to month. the tenants above us were served in june a 30 day eviction notice by the landlord. they will not respond to him or when he comes by. they are 2 plus months behind in rent. they are being evicted for numerous visits from local cops,drugs stolen cars on the property and non payment of rent.they are not leaving on Friday. Do I have the right to withhold aug rent if they are not gone. my safety has been compromised on several occasions for illegal activity on their part. my 9 year old has seen them both get arrested .my landlord said he was going to file the eviction back in april when the cops found 2 stolen cars brought here by the man upstairs.the cops told my landlord he needed to do something about him then but he did not. and they have 6 people living in a 2 bedroom when there was suppose to be 3 and they are destroying the property as they go plus numerous animals, excrement is in the hallways all breaking the lease.what are my rights because my landlord other than serving them is not being aggressive. he told me last night he will have to take them to housing court now and wait for a date if they are not out on Friday.

No. the landlord is doing everything he can to evict them. Even if he said he was going to do it before he is doing it now,.
