What fees will have to be paid if I buy a house directly from an owner.?

The answer to your question depends on a number of factors, including but not limited to whether you are going to be paying cash or financing the purchase with a loan. Some fees, like the cost of a survey or a title exam or recording fees, are predictable, while other fees and costs are somewhat less predictable or depend on the purchase price and/or loan.

Although it is an incredibly rough estimate, I would budget anywhere from $2,500 - $5,000 in addition to the purchase price for closing costs and pre-paids.
