Legal Question in Real Estate Law in Massachusetts

I have found a buyer for my home who is an attorney. She drew up the offer and seller financing but did not advise me to seek counsel. Does the attorney have an obligation to do so and if so what is the remedy?

She has no obligation to tell you to seek an attorney, but if you are not using a broker she should have suggested it.

If the agreement is so one-sided as to be grossly unfair, then you might be able to break the deal.

The attorney has no obligation to advise you whether or not to hire counsel, although ideally she should make sure you understand that she does not represent your interests and that you or your attorney are responsible for safeguarding your rights and interests in the deal.
