Legal Question in Real Estate Law in Michigan

I bought a mogular home with two friends of mine and now we own the home free and clear with the exception of lot rent. There was no contract and still isn't. One of my roomates and I both moved out and our third roomate agreeded to pay lot rent. One of my roomates and I want to sell the house or get our our third of what is the trailor is worth yet our third roomate does not want to sell or give us our portion. When we signed the deed our third roomate was only seventeen and she did not have her legal gurdian present at the time. What rights do we have?
