Legal Question in Wills and Trusts in Michigan

dad passed away 7 years ago in al, i live in mi. upon attending the funeral my realitives said i had nothing to do. he is named as a cosigner on my homeloan and the house deed- iwas told by said realitives that the deed would pass to my name automatically and as long as i paid my mortagage they wouldnt care, sadly they had a lot of practice with this in the years surrounding 2009, so i took them at their word. he had no other debt or assets except and old pos car, and no will. continued on with life, now my home ins co is urging me to get his name off the loan, no one else has said a word. now im finding out i personally need to change the deed in my locality and may still need to go through probate to accomplish this- 7 years later. i know i need consult an attourney, but what should i expect, cost, did i break a law, time frame to completion?
