My son is on my house mortgage and title. In Minnesota can I rent the house using a rental broker without my sons signature?

I would want to review the status of the title to advise with certainty, but yes, you would likely be authorized to enter into rental agreement for the home, so long as other legal requirements were met. You would normally be responsible for accounting for all rental income and expenses upon demand by the other owner. Is the other owner listed as Joint Tenant or Tenant in Common?

Or is it a Life Estate with remainder ownership?
