include my son a the house's title

how do i include his name on the title? I don't want to do a quit claim of deed. Upon my death is he an owner or an inheritor - for tax purposes. Thanks.

There are a number of ways to do this. You could execute some time of deed right now, put the property into a family LLC, put the property in trust, do a transfer on death deed, do it through your will, or something else. There are many ways to skin this cat.

There is a "new" type of deed, called Transfer on Death Deed, that might meet your wishes. However, I would want to sit down with you to be more clear on what your wishes and and attentions may be.

If you want to put your son's name on the title during your lifetime you need to do a deed. There are different deeds you can do - Quit Claim Deed, Life Estate Deed, etc.

With regards to the Will, it depends on what is in your Will. If you specifically leave him the property it could be his. If you leave your entire estate to him it could be his.

I would have to know more about the wording of your Will.
