Legal Question in Real Estate Law in Missouri

I have a Lease Option to Buy contract on some acreage. They made a down payment and were given 8 monthly payments, then close. It seems they are not going to make good on their end. I have a notarized contract. If they don't make good on their end, will a letter to inform them the contract is void be sufficient?

They are threatening legal action.

Your posting is confusing. It isn't clear if you're the buyer or seller. It also isn't clear what the breach was. You should consult directly with a civil or real estate attorney, in your area, to determine liability. You could try reposting first.
