Judicial Foreclosure on Contract for Sale

What are the basic steps required to accomplish a judicial foreclosure on a Contract For Sale?

We are well familiar with (monthly) Notices

of Default, and our buyer comes up with $$

at the last minute each month (for a payment more than a month past-due). Our contract allows 20 more days after receipt of a Notice, for curing the default. What is the next step on day #21 if no payment?

Can our buyer continue this delinquent payment practice every single month for the

entire term of the contract (4 years in our case)? Its beginning to feel like harrassment to us.
