Legal Question in Business Law in New Jersey

I have a business partner and we both signed a commercial lease in which she has recently breached the contract. Who is responsible for taking her to court me or the landlord? I have been only paying my portion of the rent and that's it.

Well, presumably you guys are both jointly liable under the terms of the lease. If you default, which is what you did, then the LL will come after both of you. If you are the only one that can pay then you would have a complaint against your partner, but of course if she has no money to pay you then all you get is an empty judgment.
