Legal Question in Family Law in New Jersey

My ex hasn't refinanced the marital property as per our divorce agreement, now the mortgage is in default due to 6 months of non payment. The judge gave him 30 days to refinance and now he wants to do a deed in lieu. Is that better than foreclosure? What about the equity he owed me from the previous divorce agreement, is he still obligated to pay that?
