Legal Question in Landlord & Tenant Law in New Jersey

Almost 80 year old mother lives in an apt bldg in Newark, NJ. I found out towards the end of July that the owner sold the bldg and the new owners will be taking over in Sept and raising everyone's rent.

I believe this is a lie just to get her to move since they've wanted to get her out for some time now. What rights does she have and what can she do? I tried researching online to see if it was sold and have not found anything that says so.

The short answer is nothing. As a tenant she can only be evicted for cause. Change in ownership is not an acceptable cause. In addition any current lease is valid until it expires. Any rent increase has to be reasonable and comply with Newark's rent control ordinance. Your mom is safe in her lease.
