Legal Question in Landlord & Tenant Law in New Jersey

Current owned rental property allowing family friend to live "rent free" other than verbal agreement (written terms in email) to pay all utilities. What can we do to ensure OUR legal rights for anyone who is allowed into this property by family friend? Where do we start if we want to require there be rent paid now and proof of renters insurance so we are covered legally?

The first thing is to tell your friend that he/she now needs to pay rent. Make a proposal. If he she rejects it, you may have to file an action called an ejectment.
