Legal Question in Landlord & Tenant Law in New Jersey

My landlord wont fix my ac

I have been a tenant in an apartment complex for 2 years. I have had repeated problems from the management since moving into this particular unit in Sept (there was a fire in my old building). Since moving in, the stove has been broken twice, our screen door on the patio has a huge hole in it, and our ac is broken. The stove problem was fixed, but the others remain. On June 1st maintenace came out to fix the problem but said a part needed to be ordered. They also said it would take a week for the part to come in. It is now June 26 and the problem STILL hasn't been fixed. I have called the office numerous times but no one will give me an answer as to why it has taken so long nor has ayone come back to fix it. Nowadays it seems that my constant phone calls go unanswered. There has been 9 days of excessive heat so far and I don't have ac. It is stated in my lease that the landlord must provide central air but the cost of cooling is my responsibility. I have been paying my electric bill but I still don't have AC. Please help!!!

Re: My landlord wont fix my ac

Greetings,

The landlord was basically reqd by law to fix your stove, but doesnt generally have the same obligation when it comes to air conditioning. However, in the facts youve provided, it appears that the provision of central air is in your lease, and if the LL is not meeting that obligation, you more or less have a breach. This may be something that can be remedied rather quickly. I encourage you to contact an attorney to explain what options may be available to you. All initial consultations with my office are free of charge.
