Legal Question in Landlord & Tenant Law in New Jersey

this is in regard to landlord tenant issues.

the landlord had an exterminator come into the building and the apartment that i am currently renting. the landlord opened the door for them and let them in and walked away to open other doors leaving the exterminator unattended inside my apartment. when i got home two electronic tablets were missing. i don't have renters insurance and the landlord says that it's not his responsibility, when i think it is because he let them in the apartment. i have a police report and boxes and receipts for the electronic tablets. what should i do?

If it were me, I would file a civil suit naming both the landlord and the exterminator as defendants seeking to recover the value of the lost property.
