Compensation wanted for Deed Transfer

Two years ago, I was in Chapter 13 bankruptcy. My boyfriend offered to put the Deed and Mortgage on a home I was trying to buy in his name until I was able to have it transferred.

I've paid off my bankruptcy, obtained a Mortgage commitment, but now he wants $20,000 for the ''favor'' since we are no longer together.

I have paid %100 of the downpayment, closing costs, mortgage payments, taxes, utilities, etc. He signed a Quitclaim Deed transferring the property to me but it was never notarized or registered. He repeatedly told me (and others) that the favor was not dependent upon us staying together, it was just something he wanted to do to help me and my children.

Depending on the form of the Deed, you may be able to just file it and the matter is done. A review of the deed needs to be made to see if it is recordable. If it is not, you may need to bring a law suit against him, although your chances of success depend on many facts which are not apparent in your question. Keep in mind that this advice is based purely on the little bit of information that you have given to me. There may be other factors that would change my opinion.
