Legal Question in Real Estate Law in New Jersey

My lease was expiring in May'2012. I extended the lease by a month as I was in the process of buying a coop in NY.

Scheduled my closing on Jun 18th and planned to move on Jun 30. Leasng Manager called me mid may and informed that I have to move out on June 30th as my apartment was leased out. Got little anxious and worried whether closing/moving would go as planned. So, my wife paid 200$fee the next day and signed the lease until July. But closing and moving went as planned and we vacated on 23rd June and handed the key at the leasing office.

settlement handling person from headoffice called me and said that if I don't pay the dues in another 30 days, it will be sent to Collections.

1 what's your advise ?. 2 Is it worth to dispute?

If I understand you correctly, you signed a contract with your landlord agreeing to pay rent through July and now you want to get out of paying that rent due to no fault of the landlord. Remember, the landlord had someone who was going to pay the rent for July. If you don't pay the rent for July, you have forced the landlord to lose money. Not really fair to the landlord, is it? It seems to me that you are obligated to pay the July rent.
