Legal Question in Consumer Law in New York

I am renting a new apartment. I was told I had to pay all fees up front (deposits, first/last months rent, broker fees, application fees). However, I have not signed a lease and I may not be able to move. What can I do if I am unable or unwilling to sign a lease and move into the new place? Can I get my money back?
